Why a Florida title website is not a generic title website

Florida is one of the states where title insurance premiums are promulgated — set by the Florida Office of Insurance Regulation rather than filed independently by each underwriter. That single fact changes what your website can do. Because the rate is fixed by rule, a calculator on your site can quote an owner's premium that is genuinely accurate rather than a national estimate, and it will match what the competing agency down the street would charge. Your differentiation becomes service and speed, and your website has to sell those.

A Florida build also has to handle the taxes correctly. Documentary stamp tax on the deed runs $0.70 per $100 statewide except in Miami-Dade, which uses $0.60 per $100 plus a surtax on non-single-family property. Doc stamps on the note are $0.35 per $100, and intangible tax on the mortgage is 0.2%. A calculator that misses the Miami-Dade exception produces a wrong number in the state's largest market.

Then there is who pays. In most Florida counties the seller customarily selects and pays for the owner's policy, but in Broward, Charlotte, Collier, Lee, Manatee, Miami-Dade and Sarasota the buyer customarily does.
