California's documentary transfer tax is levied at the county level at a base of $0.55 per $500 of consideration under Revenue and Taxation Code section 11911. That part is simple and every calculator gets it right.
What generic calculators miss is that California cities may levy their own transfer tax on top of the county rate, and several of the largest do so at rates that dwarf the county base. A calculator that applies only the $0.55 per $500 county rate to a property inside one of those cities will understate the transfer tax substantially — and in California's largest markets that is not a rounding error, it is the single biggest line on the estimate.
That is why we configure the calculator to the specific municipalities you close in rather than shipping a statewide default. Ask any vendor how they handle city-level transfer tax before you buy; it is the fastest way to find out whether their California build is real.
Escrow and title are often two different businesses
In much of California the escrow holder is a separate company from the title insurer, and the consumer's main point of contact through the transaction is the escrow officer. Northern and Southern California also differ in local custom around who orders and pays for the owner's policy.
