Why California-specific matters

Built for California closings

This page is for California title agencies, escrow offices and closing attorneys who need a new website or a rebuild of the one they have. It explains how we design a California title company website, which calculators and online forms are included, and what the monthly cost is. We build websites for the title industry and nothing else, and every California project starts with the state rules below.

California title insurance rates are filed with the California Department of Insurance rather than promulgated, so premiums differ between underwriters. Your website can therefore quote a number that is genuinely yours — which makes an accurate calculator a competitive asset rather than a commodity.

California also splits the transaction differently from most states. Escrow is frequently a separate function from title, and in much of the state the escrow holder rather than the title agent runs the closing. A site that ignores that split asks the wrong person for the wrong information.

  • Filed premium rates configured to your underwriter
  • County documentary transfer tax at $0.55 per $500
  • City transfer tax handling for high-rate municipalities
  • Escrow-aware order intake and document exchange
  • Local SEO for your California county and city
  • Seller net sheets accurate to California closings
Custom calculators for California

Calculators built for California, fitted to your site

Custom calculators are the core of what we do. Each one we build for a California agency runs on California’s actual rules — filed rates that differ by underwriter, the county documentary transfer tax and the city taxes stacked on top in places like Los Angeles and San Francisco, and escrow customs that flip from north to south — and is styled to your brand and placed in your own page layout, rather than embedded as a generic widget with your logo pasted on top.

Choose the tools that match your California workflow. These six are the ones California agencies ask for first; fourteen are available.

The city transfer tax is where California calculators break

California's documentary transfer tax is levied at the county level at a base of $0.55 per $500 of consideration under Revenue and Taxation Code section 11911. That part is simple and every calculator gets it right.

What generic calculators miss is that California cities may levy their own transfer tax on top of the county rate, and several of the largest do so at rates that dwarf the county base. A calculator that applies only the $0.55 per $500 county rate to a property inside one of those cities will understate the transfer tax substantially — and in California's largest markets that is not a rounding error, it is the single biggest line on the estimate.

That is why we configure the calculator to the specific municipalities you close in rather than shipping a statewide default. Ask any vendor how they handle city-level transfer tax before you buy; it is the fastest way to find out whether their California build is real.

Escrow and title are often two different businesses

In much of California the escrow holder is a separate company from the title insurer, and the consumer's main point of contact through the transaction is the escrow officer. Northern and Southern California also differ in local custom around who orders and pays for the owner's policy.

Practically, that means a California title website has two audiences, not one, and the order intake has to reflect which role you are playing on a given file. A single generic contact form that assumes you run the whole closing will collect the wrong information about half the time.

Common questions

Are the calculators accurate for California?

Yes — we configure them to your filed premium schedule, the county documentary transfer tax at $0.55 per $500, and the city transfer taxes that apply in the municipalities you close in.

Are California title rates the same at every company?

No. California is a filed-rate state, so premiums are filed with the California Department of Insurance and differ between underwriters. That makes an accurate quote on your own site a genuine advantage.

How do you handle city transfer taxes?

We configure them per municipality. Several large California cities levy a transfer tax on top of the county's $0.55 per $500, and a statewide-default calculator will understate those closings badly.

Can the site work for an escrow-only or title-only operation?

Yes. California frequently separates escrow from title, so we build the order intake around the role you actually play on the file.

Can you target my specific California county?

Yes — we build county and city pages for the markets you close in, from Los Angeles and Orange to smaller inland counties.

What does a California title agency website cost per month?

Three plans: $75 a month puts the California calculators and forms on your existing website; $150 a month is a custom 25-page site with all fourteen calculators, forms, hosting and local SEO; $399 a month is a 50-page site with monthly blog content and ads management. There is no setup fee and you can cancel any month.

We already have a California title company website. Can you redesign it?

Yes, and that is the most common project. We move your existing content over, preserve your page addresses so your Google rankings carry across, add the California calculators and intake forms, and host the new site on secure, ADA-compliant hosting. If you want to keep the site you have, the $75 plan adds the tools to it as-is.

Documentary transfer tax base rate per California Revenue and Taxation Code section 11911. City rates vary and change — verify current municipal rates before relying on any figure.
