If you are a foreign person, the sale may be subject to FIRPTA (Foreign Investment in Real Property Tax Act). Generally, 15% of the sales price is withheld from proceeds at closing and remitted to the IRS within 20 days unless an exemption applies or a withholding certificate is obtained beforehand. Please let us know early so we can advise you.

For a mail-away closing, your documents must be signed in the presence of a notary public. Use of personal notaries is not allowed.

If you have these documents, please email copies to us.

If rented, please email a copy of the Lease Agreement(s) to us.

If title is held by an entity, please provide: Corporation — Articles of Incorporation, current Certificate of Good Standing, and a corporate resolution naming authorized signers. Partnership — the Partnership Agreement. LLC — the Articles of Organization.

Take a photo with your phone or upload a file (JPG, PNG, HEIC, or PDF — up to 20 MB each). To verify your identity, we'll need a government-issued photo ID such as your driver's license or passport.

Helpful examples: existing Owner's Title Policy, survey & elevation certificate, recent mortgage statement (for payoff), HOA / estoppel contact, lease agreement(s), trust or entity documents, death certificate (if a party in title is deceased), divorce decree or marital settlement (if divorced), marriage certificate, power of attorney, or — if you are a foreign person — your passport or resident alien (green) card.
