This calculator adds up the major closing costs on a transaction — title premiums, settlement and endorsement fees, recording charges, and transfer taxes — into a single estimate buyers and agents can understand at a glance.
Giving partners an instant, itemized closing-cost estimate on your website is one of the simplest ways to become their go-to title company. It answers the "what will this cost?" question without a phone call.
Title insurance premiums, settlement and escrow fees, recording fees, transfer and mortgage taxes, lender charges, prepaid interest, and escrow reserves for taxes and insurance.
Because they apply a percentage to the sales price. In states where title rates are filed or promulgated the premium comes from a banded schedule, and local transfer taxes vary county by county.
It depends on local custom and on the contract. The owner's policy is customarily paid by the seller in most states and the buyer in a handful, and the contract can allocate anything differently.
Yes — it's built for self-service on your site, so buyers and agents get an itemized estimate instantly, branded to your company.
We set the fee defaults to your office, so the estimate reflects how you really quote rather than generic numbers.
The taxes, recording and title premium can be calculated precisely from the price and loan amount. What cannot be known yet are the items a search reveals — liens, unpaid assessments, estoppel figures, or a survey requirement.
Some are. Settlement and escrow fees are set by the agency, and lender charges vary. Filed and promulgated title premiums, transfer taxes and recording fees are not negotiable at any company, which is worth telling clients plainly.
In promulgated and filed rate states the owner's policy comes from a published schedule with bands, not a flat percentage of price. Every generic national calculator that applies a percentage is wrong in those states, and clients bring those numbers to you as though they were authoritative.
Transfer taxes and mortgage taxes vary enormously by state and county, and they are usually the largest non-lender line on the statement. An estimate that gets the title premium right and the transfer tax wrong is still useless.
A buyer wants cash to close. A seller wants net proceeds. They share some lines and not others, and a calculator that tries to serve both at once usually serves neither.
A lender's Loan Estimate and Closing Disclosure group charges by who selected the provider and what can change. A title company's estimate groups them by what they are. The totals should reconcile; the sections will not, and clients assume a discrepancy where none exists.
Certain fees are subject to tolerance limits and cannot increase beyond them without a valid change of circumstance. Knowing which lines are fixed and which can shift is what stops an eleventh-hour renegotiation over an amount that was always going to move.
Agents, lenders, buyers and sellers submit everything online, and each submission returns to the agency as a completed PDF ready for the file — no email tag, no retyping. Branded to the agency and mobile-friendly. These six are the most used of the eleven we build.
