SEO for title companies: the local search guide

When a Realtor or buyer searches 'title company near me,' page one gets the call. Local SEO is one of the highest-ROI moves a title company can make — here's how to start.

Claim and optimize your Google Business Profile

Your Google Business Profile is the foundation of local ranking. Fill it out completely — categories, service areas, hours, photos — and keep it active. For most title companies it drives more local visibility than anything else.

Target your counties and cities

Generic keywords are a losing battle. Build pages around the specific places you close — “title company [your city]” and your counties. Our Florida and near-me pages are examples of geo-targeted optimization done right.

Earn reviews and local links

Reviews and local citations are core ranking signals. Automated review requests grow your Google reviews on autopilot, while listings in local and industry directories build authority. Both compound over time.

Build on a fast, well-structured site

Local SEO needs a technically sound foundation: fast load times, clean code, schema markup, and a mobile-first build. That's exactly what our title company SEO services deliver. The work takes a few months to ramp — then the orders keep coming.

Why local search is the one channel you can win

A national title company runs one website across every state it operates in. That is efficient, and it is also the opening. Broad terms go to whoever spends the most. County and city terms go to whoever is genuinely local and says so clearly — which is you.

The practical consequence is that you should stop competing for "title insurance" and start competing for the four or five counties where you actually close. Those searches are fewer and worth far more, because the person typing them has a property in that county right now.

Write county pages that could only have come from you

A county page written by a copywriter reads like a copywriter wrote it. A county page written by somebody who files there contains things only they would know: the recording fee, whether the seller or the buyer customarily pays for the owner's policy in that county, how long the recorder is currently taking, which municipalities inside it charge their own transfer tax.

Write those pages only for counties you genuinely serve. Fifty thin county pages for places you have never closed in reads as spam to Google and to any Realtor who opens one.

Get the Google Business Profile details exactly right

More local rankings are lost to sloppy profile data than to anything on the website. Your name, address and phone must be byte-identical everywhere they appear — your site, your profile, your underwriter's directory, the state land title association listing. "Suite 200" in one place and "Ste 200" in another is enough to blunt it.

Choose the closest primary category, add your service areas, and post occasionally. A profile that has not been touched in two years signals a business that might not exist.

Reviews are the local ranking factor you control outright

Ask every Realtor and loan officer at closing, and ask them by name for the escrow officer who did the work. A review that says "Maria walked our buyer through a payoff problem on a Friday afternoon" outranks fifty five-star ratings with no words, both for Google and for the next person reading it.

Volume matters less than recency and specificity. Ten detailed reviews from this year beat sixty generic ones from 2021.

Local links your competitors cannot buy

Your state land title association. The Realtor boards you belong to. The chambers, the charity closings you sponsor, the CE class you taught. These are unglamorous and almost impossible for a national brand to replicate at county level, because they require actually being there.

Built into every title website we make

Calculators configured to your state

Every site we build carries calculators set to the client’s own state — promulgated, bureau or filed rates, the transfer taxes on the correct side, the county’s recording fees — branded to the agency and placed in its own layout. These six are the most used; there are fourteen.

Online intake & client forms

Forms that do the back-and-forth for you

Agents, lenders, buyers and sellers submit everything online, and each submission returns to the agency as a completed PDF ready for the file — no email tag, no retyping. Branded to the agency and mobile-friendly. These six are the most used of the eleven we build.

FAQ

Frequently asked questions

How do title companies rank higher on Google?

By optimizing their Google Business Profile, targeting their counties and cities with dedicated pages, earning reviews and local citations, and running a fast, well-structured website.

What is a Google Business Profile and why does it matter?

It's your free Google listing showing your name, location, hours, and reviews. For most title companies it drives more local visibility than anything else, so completing and maintaining it is step one.

Do reviews help local SEO?

Yes — review quantity, quality, and recency are core local ranking signals. Automated review requests grow them steadily, improving both your ranking and your conversion rate.

How long does local SEO take for a title company?

Google Business Profile changes and review velocity can move things within weeks. County page rankings usually take two to four months to settle, longer in a competitive metro. Anyone promising page one in thirty days is describing something other than organic search.

How many county pages should a title agency have?

Only for the counties you genuinely close in — for most independent agencies that is three to six. A page for every county in the state, written without local knowledge, reads as thin content to Google and as obvious filler to any Realtor who opens one.

Do I need a physical office in a county to rank for it?

It helps considerably for map-pack results, which are proximity-driven. For organic results below the map you can rank on relevance alone with a genuinely useful county page, local links and reviews that mention the area.

What hurts a title company's local rankings most?

Inconsistent name, address and phone details across the web, a Google Business Profile nobody has touched in years, and thin duplicate county pages. All three are self-inflicted and all three are fixable in an afternoon.
