Georgia imposes an intangible recording tax on long-term notes secured by real estate at a rate of $1.50 per $500 of the loan amount, or fractional part thereof. Note that it is charged on the loan, not on the purchase price — the first thing a generic calculator gets wrong.
The second thing it gets wrong is the cap. Georgia caps the intangible recording tax at $25,000. On ordinary residential files the cap never comes into play, but on commercial and high-value transactions it absolutely does, and a calculator that keeps multiplying past the cap will overstate the tax by a large margin on exactly the files where accuracy matters most.
Georgia's real estate transfer tax is separate, levied at $1 per $1,000 of consideration on the deed. A correct Georgia estimate carries both lines, computed on different bases.
