In New York the attorney runs the closing. The consumer does not choose the title company in most transactions — the attorney does, or accepts the one the lender or broker suggests. Every hour spent making your website persuasive to homebuyers is an hour spent on the wrong audience.

Transfer taxes are where New York estimates go wrong
New York State imposes a real estate transfer tax of $2 per $500 of consideration. On top of that, New York City levies its own Real Property Transfer Tax, and the state's additional tax on higher-value residential transfers — commonly called the mansion tax — applies above a statutory threshold.
A calculator that applies only the state rate to a New York City transaction will understate the closing badly.
